Description of Park

The Park is located at 240 Plum Point Road, Himrod, Yates County, New York, on the western shore of Seneca Lake just off State Route 14 approximately 21 miles south of Geneva and 17 miles north of Watkins Glen. The total Park area contains 8.07 acres of land and has approximately 152 feet of Seneca Lake frontage.

The Park consists of a total of 29 residential lots, together with a lakefront area available for use by all Park homeowners, including their families and guests, and has been developed and will be maintained as an uncluttered, first-class, pocket cottage community.

Each residential lot is designed to accommodate one modest-sized cottage home, which a buyer can help design. Some of the homes will be mobile home units, and the rest will be modular. Given the Park's regulatory status, it is not possible to actually build a home on a leased lot; rather, it must be an off-site manufactured home.

The residential lots within the Park will be owned by the developer and leased to home buyers. The Park's common areas and amenities will be governed by a Homeowners' Association, which has leased the same from the developer for 99 years for rent of $1/year plus the costs associated with the ownership, operation and maintenance of the Park's water and septic systems and other amenities.

Neighborhood

The Cottages at Plum Pont is located in a largely residential neighborhood. However, in addition to the wide variety of single-family homes found there, there are two hospitality facilities (The Showboat Motel and Plum Point Lodge on Seneca) and two mobile home "camps" (Seneca Drum and the Gold Coast) in the area.

The mobile home 'camps" each have in excess of 40 mobile home units and are a specially regulated park category permitting occupancy by owners for only six months out of each calendar year (no such restriction applies to the The Cottages at Plum Point). The Showboat Motel is a 40-plus unit lakefront motel property that has a restaurant and pool. Plum Point Lodge on Seneca is further described below.

Plum Point Lodge

Plum Point Lodge on Seneca, a completely renovated hospitality facility, is currently owned by an affiliate of the owners of The Cottages at Plum Point. This property has a total of 25 guest rooms and six yurts, a great farm-to-table restaurant, a pool, a special events venue, two guest firepits and other amenities.

There is a broad range of things to do throughout the entire Finger Lakes Region, from visiting the Corning Museum of Glass (a world-class museum facility), to touring the famous Watkins Glen State Park, to visiting one or more of the area's fine restaurants, wineries, breweries, distilleries and cideries.
